BASF Suspends Partial Sale of BASF Wohnen + Bauen Housing Portfolio

BASF has suspended the sales process, announced in February 2026, for a portion of the housing portfolio owned by its subsidiary, BASF Wohnen + Bauen GmbH. The proposed divestment was part of the company's strategy to strengthen its focus on core business operations. The portfolio comprised approximately 4,400 residential units, including around 3,300 apartments intended for sale as a single package along with the associated buildings and approximately 1,100 individual condominiums. While the sale of the apartment package has been suspended until further notice, the planned divestment of the individual condominiums will continue.
As part of the sales process, BASF engaged in discussions with several prospective buyers, which demonstrated strong market interest in the housing portfolio. However, following a thorough evaluation of the offers received and prevailing market conditions, the company concluded that proceeding with the sale at this stage would not create sufficient value and therefore decided to suspend the process.
“The conditions in the real estate and capital markets have changed significantly over the past few months. The sales process is currently taking place in a different interest rate environment and in a market that remains volatile and characterised by uncertainty,” said Dr Helmut Winterling, President European Verbund Sites, BASF SE. “We have a responsibility to make economically sustainable decisions. A sale that does not create value is therefore not an option for us. For this reason, we are suspending the process until further notice and will continue to monitor market developments.”
BASF stated that the decision will have no impact on the current living arrangements of tenants in the affected apartments. The portfolio of approximately 3,300 residential units, which was intended for sale as a single package together with the associated buildings, will remain under the ownership of BASF Wohnen + Bauen GmbH. Meanwhile, the sales process for the approximately 1,100 units that have been converted into individual condominiums will continue and will be managed directly by the subsidiary over the coming years.
“Open and transparent communication is important to us. That is why we clearly communicated our intention to sell from the very beginning. We are now being equally transparent in informing people that the sale will not take place for the time being,” said Johanna Coleman, Managing Director of BASF Wohnen + Bauen GmbH. “We are a reliable partner for our tenants, we provide housing and support the development of neighborhoods. We will continue to fulfill this responsibility for the 3,300 apartments.”
